Buying vacant land in Seaton or Zululami

A practical viewing checklist to help you compare a stand with the home you actually want to build.

1. Identify the exact property

Start with the listing reference, erf identification and surveyed extent. Ask to see how the stand relates to the estate layout and confirm which boundaries are visible on site. A map pin and an aerial image are useful introductions, but they do not replace the property documents.

2. Look at usable space, not only land size

Walk the site with your preferred home in mind. Note the slope, access and likely driveway position. Consider where the living area, garden and parking could go, then discuss the building platform and relevant restrictions with your design team. Land extent alone cannot show whether your intended layout will work.

3. Ask what may change around the site

Look at neighbouring properties and ask about land that has not yet been developed. Consider privacy, outlook and access in that context. Take a realistic view of vegetation and future building positions rather than assuming the current empty surroundings will stay unchanged.

4. Obtain the current design and estate information

Request the architectural requirements, approval steps and any building-related conditions that apply to the particular property. Share these documents with your architect before you commit to a detailed design. Ask estate management for written clarification when a requirement is unclear.

5. Compare a complete project brief

Your comparison should cover the land, site preparation, services, professional work, the home and the outdoor areas you intend to create. Obtain project-specific quotes from the professionals you appoint. A generic building rate is not a reliable substitute for a scoped design and site assessment.

Tyler can arrange the land viewing and coordinate the property information. Your appointed legal, design and construction advisers should review their respective parts of the proposed purchase and build.
